Base prices are anchored to the Salt Lake City metro (×1.00). The factor scales every line item up or down for the property's market — e.g. Park City ≈ ×1.40, Utah County ≈ ×0.96, rural ≈ ×0.92. It's a screening estimate; if you have real bids from your local trades, type the factor (or the individual line prices) that matches them.
